El Paso County, Colorado Recording Fees

Recording a deed in El Paso County costs about $43 and a mortgage about $43 (flat per-document fee regardless of page count), per the El Paso County Clerk and Recorder's fee schedule, effective 2025-07-01. Colorado moved every county from a per-page recording fee to a single flat fee under HB24-1269, effective July 1, 2025: $43.00 per document (this folds in the former $3.00 surcharge) regardless of the number of pages, confirmed directly on El Paso County Clerk and Recorder's own fee page. The flat rate applies statewide, so it is identical for a deed and a deed of trust.

County transfer tax

Colorado has no state real estate transfer tax, only a nominal statewide documentary fee ($0.01 per $100 of price, C.R.S. 39-13-102; see data/transfer/colorado.json). A handful of home-rule resort towns (Aspen, Vail) impose their own local real property transfer tax, both already listed in data/transfer/colorado.json's local array. El Paso County and Colorado Springs (its county seat and largest city) are not among them and levy no local transfer, recordation or documentary tax beyond the standard documentary fee.
