Ada County, Idaho Recording Fees

Recording a deed in Ada County costs about $15 and a mortgage about $45 (flat $15.00 to record a deed of 30 pages or less; flat $45.00 to record a trust deed/mortgage of 30 pages or less (both our 2-page deed and 16-page mortgage fall within that cap)), per the Ada County Recorder's fee schedule. Idaho Code 31-3205(1)(b) sets a flat statewide recording fee for a deed ($15.00) and a separate, higher flat fee for a trust deed or mortgage ($45.00), each covering up to 30 pages, with a $3.00-per-page charge only beyond page 30. This differs from the general-instrument default in 31-3205(1)(a) of $10.00 for the first page and $3.00 for each additional page, which applies to other document types. The fee is set by state statute and is identical in every Idaho county, including Ada.
